A zoning lookup is the primary way to understand a parcel's legal development rights. While the deed shows who the parcel is registered to, the zoning status determines what can be built on it, how, and under what conditions. The two pieces complement each other: without the deed your ownership rights are incomplete, without zoning status your development rights are unknown.
In Turkey, zoning data is managed federatively across district and metropolitan municipalities rather than from a single central source. The Land Registry and Cadastre (TKGM) provides parcel metadata (block-parcel-neighbourhood-area-coordinates) nationwide; zoning data (KAKS/TAKS/setbacks/plan notes) is held per municipality in its local zoning plan. Current coverage: parcel metadata is accessible nationwide via TKGM. Full zoning data (KAKS, TAKS, maximum floors, setbacks, plan notes, usage classification) is currently available for all 39 districts of Istanbul — data comes from the İBB official ArcGIS REST service. Zoning adapters for Ankara, İzmir, Bursa, and Antalya are on the roadmap.
Lookup results are for preliminary research and can change as zoning plans are revised. For building permits or binding decisions, the formal zoning certificate from the municipality is required. The DroZero tool is designed to accelerate the decision and filtering stages that precede the municipal process, not to replace it.

How up-to-date are the results?
Data is fetched live from TKGM and İBB — zoning plan revisions appear in the tool as soon as they're published at source. However, source freshness depends on each municipality's publishing cadence; official-document verification is recommended before critical decisions.
What happens when I query a parcel outside Istanbul?
Parcel metadata (block/parcel/area/location) is displayed, but KAKS, TAKS, and other zoning fields are marked as unknown/empty. To obtain zoning data for those parcels, an application must be made to the district municipality's Zoning Department.
Is the tool an official zoning certificate?
No. The tool is for preliminary research and fast filtering; a formal zoning certificate is required for building permits or real-estate transactions. The official document is issued by the district municipality's Zoning Department in 3-7 business days.
What information do I need to enter for a lookup?
After selecting province, district, and neighbourhood, entering block and parcel numbers is sufficient. In some scenarios a block-only lookup is also possible. The required inputs appear on your deed or the cadastre map.
